TITLE & LIENS CHECK · $300

The developer may not be able
to give you a title.

Not because they're dishonest. Because the project hasn't registered a Condominium Regime, or because a mortgage on the land hasn't cleared. We check the registry directly, before you're committed.

Three title problems that appear before buyers know to look.

Ownership gaps

The unit is marketed by one entity. The land is often registered to another. We verify who actually holds title to the parcel you're buying into.

Active liens and mortgages

A mortgage on the development can block individual title transfers indefinitely. If the developer hasn't cleared their financing, your title transfer may be legally impossible.

No Condominium Regime

Without a registered Condominium Regime, no individual unit title can exist. The project may be complete and you may have paid in full. The title still cannot transfer.

What the Title Certificate Report covers.

  • Actual ownership vs. marketed developer entity
  • Active mortgages or liens blocking title transfer
  • Condominium Regime registration status
  • Judicial liens and pending litigation notifications
  • Catastral parcel alignment with the physical site
